Yesterday, we went down to Tampa to the house to have the inspection. It went really well. There are a few things, but aren't there always a few things? Nothing too big that we can't handle or ask the sellers to handle before close. Colton had a great ride up and back. On the ride back, he had a MAJOR blow-out! It was SO stinky and it leaked on his car seat pad. Yucky! I washed it and his clothes ASAP upon returning home. Next step on buying our new home ... Appraisal. I'm definitely not as nervous about this one! :)
Today, we had our home appraised. We won't know for several days for what price it was appraised, so we are on pins and needles now for the weekend ... and potentially a few days at the beginning of next week! She seemed like a really nice lady--I'm not sure what that has to do with the price she chooses, but it makes me feel better. I feel badly for our buyers. I guess they have paid for an appraisal and home inspection on two other homes before this one ... and both times, the appraisal was too low for the seller and the sale fell through. They have spent a lot of money "potentially" buying a house. I am sure they are ready for this appraisal to come out right, so we can continue with the sale, and they can get their new home, too.
This weekend is finally here, and I'm happy that it is ... but I'm nervous, too. Hopefully, we can have a relaxing family weekend and keep our minds off of this situation for a few days.

doctor's appointment
So ... I thought I'd write a short blog to update everyone on the baby. The doctor's appointment went really well. Sissy's heartbeat is in the 140s. My glucose levels that I got my blood taken for last appointment were excellent--not even near borderline. I'm measuring right-on for the due date, and (knock on wood) I have not swollen up at all. The doctor was very pleased with how things are progressing. He said that he'd be happy to stay my doctor through the move to Tampa and the change of insurance, so he said he'd sign what needed to be signed for our new insurance company in order to keep treating me. I was very glad to hear that, because I do not want to meet a new doctor in my 9th month of pregnancy. I'm feeling pretty good about this pregnancy. Things have been really easy lately ... no real issues or problems. I'm excited that the doctor's appointments keep going well, and I am most happy that the pregnancy doesn't seem to be interfering with all of the other crazy things that are going on in our lives. On my way out, they scheduled me for my next 3 appointments ... that gets me to the end of August! I can't believe how fast it all seems to be going! I feel like these last few weeks just snuck up on me. Pretty exciting ....
Our realtor let us know that the offer letter changes were signed by the buyers, and now we just have to wait to see when the house will be appraised. They have 7 days from today to get it done ... we're hoping the SOONER the BETTER! That way, if it does fall through, we can keep pushing to find a new buyer. But I think God will get us what we need ... I feel like it's all going to be okay.
Colton and Billy fed the fish in the Koi pond while I was at the doctor. Cole did not want to leave the fish! He threw a huge fit when we left. I guess he really likes fish ... he talked about them all of the way home. We'll have to make sure to see the fish again before we move. Billy had him feed the fish a whole bag of snack Doritos. He said that Colton loved to drop each little piece and watch the fish snatch up the chips.
Well ... I think I might take a nap while Colton naps ... it would be nice to have a little rest. Tomorrow is a big day for us in Tampa.

looming appraisal
Good news and potential BAD news ... we have had A LOT of interest in the house over the past weekend. We just put our house on the market last Thursday, and by Sabbath, we had an offer ... and by Monday, we had two offers. We've had four different showings and one extra interest who went on vacation, but he had full intentions to come and see the house. So far, God has blessed us with interest. We are pleased with the first offer, and we are in motion to sell ... but the looming, scary, potentially sale-stopping next step is the appraisal. We have to have the house appraised at a price where we can afford to sell ... especially to an FHA loan buyer ... because this appraisal will potentially stop all FHA loan interests for the next 6 months, if it's appraised too low. We are nervous, because there's nothing left that we can do. We have prepared our home, put it up for sale, and attracted buyers. Now, it's totally in God's hands (not that we didn't leave it up to Him before this). I want to be like Joseph or Job, and I want to completely and utterly give my faith to Him that He will take care of us and send the right appraiser to our house. I am praying multiple times a day that God continues to lead in this process and our lives. I know that He has lead so far ... and I, logically, can't understand why He wouldn't continue to guide us ... even if these aren't the right owners and it falls through. I know that He will ultimately watch over us. It's just stressful ... and to totally give up control is harder than it sounds. But I know that there's nothing I can do ... it's out of my hands, and God is in control.
We're headed to Tampa on Thursday to have a home inspection of the new house. I'm excited! Even though I'm nerve-wracked about potentially owning two homes, I am ready to be "at home" in Tampa. Buying this house feels like home ... and it's exciting to see the next step in our lives come to fruition. Plus, I get to spend the whole afternoon with Billy (and Cole) and that doesn't happen too often ... so it's going to be a good Thursday.
Tomorrow is my next doctor's appointment for Sissy Wally (or as Colton calls her "Sissy Baby"). I'm excited, because I'm nearing 33 weeks ... and each week that passes brings us closer to being parents of two. I'm not looking for her to come early, because we have enough going on between now and then ... and to be honest, adding a newborn to all of that sounds CRAZY! Plus, Billy and Colton will be in MN over Labor Day weekend for Dad H's 60th birthday, and it would be horrible if I had the baby down here all by myself. I would be very sad ... so she must stay in and cook until the end. I don't think that much will happen at tomorrow's appointment. But at this point, a boring, old basic appointment is just what I would like. This pregnancy has been pretty uneventful since the first trimester, and I have been SUPER thankful for that. Aside from a little heartburn during the second trimester, I've been pretty lucky to have it going pretty easy. Blessed in that way ... because I don't have to focus too hard on feeling miserable or huge or anything. I do feel her pretty constantly. In the evening, she kicks and punches ... and she's started doing it during the night ... which when I wake up to use the bathroom, makes it hard to fall back asleep. But every time I feel her kick, punch, hiccup, etc., it makes me happy to know she's in there growing and getting stronger.
I was laughing at Colton today ... when we were putting him to bed, I said, "Where'd Daddy go?" Billy had stepped out of the room to throw the diaper in the main trashcan. Colton answered, "He's in the bathroom." Good to know! I laughed so hard that Colton was laughing ... and he had no idea what was funny! Tonight, Billy was jumping and spin-jumping, and Colton wanted to spin-jump, too. So, every time Billy spin-jumped, he'd say, "Spin-o-rama!" And then Colton would run in circles around Billy and say, "Colton, spin-o-rama!" Then he would stop and say, "Daddy, spin-o-rama!" It was a great way to tire him out for bedtime. What fun memories!
We took an evening walk today. I really thought I'd enjoy it, because it was only 78 degrees outside. By the time we got back home, I was pouring sweat ... it was SO hot ... this humidity makes weather in the 70s feel like a sauna! Is there no escape!?! I guess we aren't the only ones getting beat by the heat this summer. The midwest is getting baked to death. I think it's this time of year when people start pining for the winter time again. I just like low to no humidity weather ... and that's really what benefit we get in the winter around here. No snow ... no fall ... no seeing my breath in the crisp air ... but no humidity is good enough for me. I think it's worse this year, because I'm pregnant ... so I'm pretty hot even when it's generally cool inside the house. Oh, well ... if that's all I have to complain about, I have it pretty good!
Ready for things to advance around here, and praying for the best possible situation ... let's go appraisal--give us something we can work with!

happy 1st birthday, mateo!
Today, Colton and I went to his friend Mateo's first birthday party. (Billy couldn't go, because he had Town Hall meetings at work all day.) It was so cute! It was an adorable photographer/camera theme ... which, if you know Tim and Magally, is perfect for their little family. The decorations turned out perfectly, and the cake was themed just right--as made by Mateo's Aunt Kim! It was really an adorable party, and we had a lot of fun. Colton was excited to go see "Mateo", but whenever he said, "Happy Birthday, Mateo!" It really was, "Happy Birthday, Tomato!" Someday, he'll get that. It was fun to see friends who we will really miss when we move to Tampa. I found out while I was there that another girl, Lisa, is having her baby 2 days after mine ... well, I say that, but that's her due date ... she could have hers a week before mine! Who knows! It's funny, because she already has a little boy, and she's having a girl ... just like me. And ... we're delivering at the same hospital, and we have the same doctor ... so who knows! Kind of a small, little world.
This is the sweet invitation. The party decorations matched perfectly! It really was a cute theme. They did a great job!

On Friday night, we had a long delayed dinner with our friends, the Ellis'. We had just what I didn't know I was craving ... Korean food. It was SUPER delicious! I wish I had my camera with me for dinner. I would've taken some pictures of our scrumptious meal. I am so sad that I didn't get any. It was really nice to see Dave, Mellie, and Mei Mei ... after a long trip to the mid-west and getting our house in order to sell, I hadn't seen them in nearly 2 months! Colton was definitely missing Mei Mei, and it was topped off with a lovely meal. I haven't had Korean food in almost two years, so I definitely enjoyed myself. Everyone ordered something delicious, and we all shared our food ... so it was especially yummy!
I had made some tasty summer treat dessert that we enjoyed after our meal, too. It was just right! A strawberry fruit pizza. Delish! The strawberries have been great this season. I have really enjoyed them.
This weekend, we had some visitors walking through our home to see if they wanted to make this their new home. It's nice to have people walking through already ... since, we only just listed our house on Thursday. Hopefully, one or more of them will want to give us a good offer ... and even more hopefully, we'll get a FANTASTIC appraisal. We're praying for one! (When the time comes.)
My Mom told me that she booked her flight to come when the baby is born! I am SO excited!!! She is coming for two weeks! September 15-29. I am more than thrilled that she will be here to help out. Then it won't be but another 10 days or so and I'll see her again at my Sister's wedding. I'm very happy to be getting help from her and that she'll be able to be here during those rough few first weeks. The hardest part is knowing when this little girl will come! If I end up needing to have a c-section ... which I am hoping against--primarily for recovery reasons ... it will be an easy date plan. Otherwise, I guess I'll join the millions and billions of women out there who are surprised the day their baby decides to join the world. I just want my Mom to be there for as long as possible with the baby being born. I guess I'll have to hope that it happens on-time or early.
Anyway ... here's to a start to another busy week! Let's hope it's not quite as crazy as last week!

"i'm still eating!"
I just can't get over how big Colton is getting. He has been talking in sentences for about 3 weeks, and they get bigger and more elaborate as the days go by. The funniest part is seeing how his personality is shaping through his language. Today, we were at Target buying a gift for a friend's birthday. We were looking at Tonka trucks, and I saw something that I knew Colton would love. It was a Tonka truck system for his little trucks ... they drive down ramps back and forth until they speed out of the bottom. As soon as Colton saw it, he said, "WHOA!!!! I like this one! I like this one, Mommy!" It just makes me laugh out loud. Then, at lunch today, he was taking forever to eat his sandwich. I said, "Are you done, Colton?" He said, "No, Mommy! I'm still eating." I love to see these changes, and I love to hear him talk ... but as I think about it, I'm sad, too. I know that he's growing up and that makes me miss him being just a little baby. When I ask him, " Colton, are you Mommy's baby or big boy?" He always says, "BIG BOY!" And he is ... as he looks at me from across the room while reading his book and says to me, "What does the skunk say? Skunk say P.U.!!!"
On a house note, the realtor came by yesterday to take some pictures. Upon talking to him about the value of our house and what we should list it at ... it was good to hear that he had come to the exact same number as Billy! So, we listed the house. Now, we have to wait for the Big 3 to come in our favor. #1--we have to have a buyer who wants to buy our house at a price above our mortgage balance. #2--we have to have a good home inspection. #3 (and most importantly)--we have to have a decent appraisal ... above our mortgage price! If we can meet those three obstacles and make it through ... then we have a good chance. We are so ready to be done with this house. It has been a fabulous home! We really loved living here, but selling a home is horrible ... in this market. I don't like the stress that comes with it. Plus, as we embark on owning another home ... it's much easier to only have one house at one time. Let the people come! We are ready for them.

prepped and ready for sale
After an intense week and half of cleaning, scrubbing, packing, de-cluttering, and staging, our house if finally ready to list. I am praying and praying that the Lord has someone who wants to buy our home ... and to cover our remaining mortgage. It's a terrible market to sell, but I know that God is watching over us. He has blessed Billy with a new job, and we have found a lovely home in Tampa to raise our kids. I know that there is someone out there who is ready to buy our home here in Orlando for just what we need to have them buy it for ... no more ... no less. Please keep praying for us.
Here are some of the changes we have made over the past few weeks.
The front of the house. We put down new mulch, trimmed the flowers, mowed, weed-eated, and edged. We, also, had a guy pressure wash our sidewalks and driveway ... he washed the garage door, too. Then I repainted the front porch. 
The front entryway. I took down the old curtains that were there when we bought the house! I cleaned up the area really well, and I added those candles in the windows. Since we moved in, I put in the new light fixture, as well. 



The living room. Since we moved in, I put in the ceiling fan. This past week, I just de-cluttered the bookshelves, and I put away all of Colton's toys. Now, he just has a plastic storage bin filled with toys that can easily be moved to the garage when we have people coming to look at the house. We, also, added the chair from Brenda's house to add some extra staging furniture. 

The dining room just got a really good clean, and we must keep all of our clutter off of that table! 



The kitchen got a large facelift! We got new granite countertops. I think they look great with both of the white cabinets and the black appliances. We, also, got a new-ish black fridge to match the other appliances in the kitchen. Then I just de-cluttered and wiped the cabinet faces clean. Earlier this year, we put new hardware on the cabinets, so those were a good touch for selling. 





Well, we finally staged the family room. It was our giant hallway for nearly 2 1/2 years, but to sell it, we knew that people would need to see what the room could be used for. We borrowed the futon and chair from Brenda. We moved the chest dresser from our room to the family room for two reasons. #1--We needed to de-clutter the master bedroom. #2--The family room needed some furniture! I, also, added some curtains, rearranged my plants (that are still alive, thank you!), and put some things on the walls. We got the rug from Home Depot. We figure we have a place to use it in the new house anyway, so it was a good buy. 
The guest room. I just de-cluttered the closet (which you don't really need to see). I, also, just cleaned up to make it look ready to show. And there's the glass globe on the fan that I changed to update the fan. 

Colton's room ... I just de-cluttered the closet and the changing table. Otherwise, I was happy with this room. 

The guest bathroom ... I changed the hardware. I think it looks modern and clean. I, also, added that shelf above the toilet. It was meant for Sissy Wally's room, but I don't know when or where that will be set up. So ... someday, I guess. I, also, hung that picture I found for cheap at Home Goods. Just have to make sure the bathroom is clean and bright. 

Our master bedroom took a lot of work. We moved that chest dresser out to the family room. Then I de-cluttered the side tables and added those lamps, and I, also, de-cluttered my dresser. Billy and I both de-cluttered our closets. I put up the new ceiling fan with a light, as well. 

We just cleaned our master bathroom. We did all of the renovations the first summer we lived here, so not much needed to be done. I still might find a curtain for the window above the toilet, but I don't know for sure. 
The Florida room ... we tore out the carpet, and we painted the floors. We de-cluttered and just made the area look clean and open. 



This is where we did most of our work on Sunday. We tore out all of our weeds, mulched, planted bushes/flowers, mowed, edged, weed-eated, trimmed the bushes and vines, cleaned up the pool area, etc. What a long day! I think it looks really great, though, and I think it looks like a high selling point for our home.
So ... that's what we've been up to for a week and a half ... that and dealing with the bank for our new mortgage, going house hunting and signing papers in Tampa, calling the refrigerator repairman, the granite installers, carpet cleaners, power washer guy, our realtor, and doing minor repairs around the house inside and out. Phew! I am tired. Oh, yeah ... and I took care of our 1 1/2 year old son during all of this while Billy worked a full-time job.
We meet with our realtor tomorrow. He has been out of town ... well, out of the country. He just got back today, so he will come by tomorrow to talk about the list price and to take pictures to get it out on the web and into the hands of other realtors! I am ready! I wish he could come by today, but he had to close on two houses today. I don't know if I will relax until this house gets sold, but I do feel much better now that almost all of the work is done on our side. Now, we just have to pray and wait for the right buyer. Our life is pretty boring right now ... no time to do anything fun but work on selling our house and buying our new house. I wouldn't call either of those fun until they are both done!

exhausted ... but satisfied
Today was, perhaps, the longest day I've had in quite a while. We got up early, and we went outside and worked and worked and worked. We put down mulch in all of our flower beds ... and quite a few beds are rather large--took a lot of mulch! We planted or transplanted six plants and planted six pots of flowers. We finished some painting, hauled rock, lined a flower bed with pavers, mowed, weed-eated, edged, swept up the mess, set up the family room, hauled boxes to the garage, dumped the old carpet, moved furniture to our house from Brenda's house, cleaned the kitchen, cleaned the living room, trimmed bushes, trimmed vines, trimmed trees, hauled the garbage out to the curb, and still ... I have a few more things to do before tomorrow comes. It was definitely a day of satisfied labor resulting in complete exhaustion ... and some sore feet. We are trying to get ready to list our house to move, and I think it looks great! We did a great job, if I do say so myself. Colton took a nice BIG nap this afternoon, and played well inside while Billy and I traded off working outside. What a good boy!
I guess since I have a little left to do today, I better head off of here and hop to it! Did I mention the granite countertops in our kitchen look fabulous!?! I will take a picture and post it ... maybe tomorrow. Everything is coming together ... slowly but surely.
